Navigating the current headlines about home prices can be confusing. Some predict a drastic correction, but what do the facts say? Let's break it down.
Danielle Hale, Chief Economist at Realtor.com, explains:
“In stock market terms, a correction is generally referred to as a 10 to 20% drop in prices. We don't have the same established definitions in the housing market.”
In today's housing context, a correction doesn't mean a dramatic fall in home prices. Instead, it indicates that prices, which have surged in the past few years, are starting to stabilize. Essentially, prices are growing at a slower pace. While local markets may vary, a national-level price drop isn't happening.
From 2020 to 2022, home prices soared due to high demand, low interest rates, and a shortage of available homes. Now, price growth is slowing, signaling a market normalization. Recent Case-Shiller data shows that after a flat period last year, prices are rising nationally, just not as quickly as before. This year, price growth is healthier compared to the pandemic frenzy.

Looking ahead, Marco Santarelli, Founder of Norada Real Estate Investments, notes:
“Expert forecasts lean towards a moderation in home price growth over the next five years. This means a slower, more sustainable pace of appreciation compared to recent years, rather than a dramatic price drop.”
This trend is driven by supply and demand. Increased housing inventory and reduced buyer demand, due to higher mortgage rates, will keep easing the upward pressure on prices.
If you're considering buying a home, slower price growth is good news. The pandemic's skyrocketing prices left many potential buyers feeling priced out. Slowing price gains make homeownership more attainable.
Odeta Kushi, Deputy Chief Economist at First American, adds:
“While housing affordability is low for potential first-time home buyers, slowing price appreciation and lower mortgage rates could help — so the dream of homeownership isn't boarded up just yet.”
Nationally, home prices aren't falling. Most experts predict continued moderate growth. However, prices can vary significantly by local market. That's where a trusted real estate agent can help. If you have questions about what's happening with prices in and around Rochester, NY, reach out.
